We served as the Architect of Record for the Cushman School’s new high school campus, which involved converting an existing commercial building and changing its use from Business (B) to Educational (E). The project was strategically planned in two phases to align with the school’s academic calendar, allowing temporary expansion without first waiting for a lengthy City of Miami Zoning approval process.

By leveraging a specific provision in the zoning code, the team enabled the school to occupy the building without waiting for zoning hearings. The renovation prioritized the second floor, with additional floors scheduled for the following year. Interior upgrades included ADA-compliant restrooms, movable classroom partitions reflecting the client’s vision, designated areas of refuge, and corridor modifications to meet current egress and safety standards. The team developed comprehensive construction drawings across all required disciplines—architectural, structural, mechanical, electrical, plumbing, and landscape—along with site and life safety documentation for permitting. Coordination with the civil engineering team ensured that site systems—including paving, drainage, striping, and utilities—met local flood resilience standards and could withstand a 5-year, 24-hour storm event.
