MODERN ARCHITECTURE VS. ENVIRONMENT

The assignment for this single family home in Spring Garden Miami was to design a new 5 bedroom home that fit within the original scale and character of the Spring Garden neighborhood and referenced the midcentury homes previously on the site. It was designed for an interesting couple, who requested a Danish modernist house.

Designing a Danish Modernist house in Spring Garden was challenging because the original home on this site was a 900 square-foot Atomic Ranch Style, with a slanted roof and attached carport. During the initial phases, the City of Miami Historic and Environmental staff was adamant that the distinctive features and sloping roof of the original home would be maintained. The City of Miami Historic and Environmental staff later rescinded their position.

The City of Miami then added a new complication, while the owners were visiting family in Brazil, the city tagged the home as unsafe structure and 2 weeks later demolished it. The family, not knowing any of this, returned to find their home gone.

WHAA designed the new home, satisfying the demands of city staff, but also achieving the stylistic goals of the owner.

The facade of the house is divided by a vertical central brick feature, from which long horizontal bands of walls and windows extend. The asymmetrical facade is balanced by large square windows on one side and long transom windows letting light into the living room on the other. An additional transom window lets light into the recessed second level.

The home was designed to have wood frame ceilings, with conditionally framed rafters and joists. There are several cantilevers in the home, the most striking of which is the living room ceiling, suspended over transom windows flanking each side of the living room volume. This volume is about 15 ft high, with exposed wood tongue and groove beams cantilevered on each side, and the linear transom windows bringing light into the space.

The windows make-up almost fifteen percent of this building’s cost. Only until recently has Florida’s Energy and efficiency code matched the technology of the industry.

“We’re using old techniques. There’s a lot less waste produced in a simple configuration. There’s less form-work, less skilled labor.”

Constriction-wise the homes are made as simply as possible. By making columns stronger and footings wider, we can reduce the number of them, slightly reducing costs.
